Ortus refinances an investment portfolio from a challenger bank

The properties consisted of retail space on the ground floor and a combination of flats, HMOs and offices above. The tenants were ‘local covenant’ quality but had been in situ for a number of years. The funding was required to repay an expiring term facility and release £700k to acquire another property to add to the portfolio.
Speed is a crucial factor in bridging finance, and we made sure to deliver. Our borrower had intended to refinance with a private bank, but their slower processes would have impacted the deadline. However, we were able to step in and provide the loan in four weeks, saving the existing facility from going into default, and protecting the borrower’s reputation with term lenders.
We provided a six-month term with the option to extend for a further six months, offering the borrower the flexibility and peace of mind they needed. Although it’s unlikely that the extra time will be required, the additional flexibility was hugely appreciated.
